The area moditir,ations allowed to that increase ihe values in IBC table 503 are based on irontage increases that <br />are either open spaces within ihe property lines of ihe site or to lhe centerline o( adjoining streets or an alley, per IBC <br />section 506.2. Adjacent parking lots owned by others would not rypically be ir.cluded in the (roNage increase <br />calculations. <br />3. Ths one hour protection required for structure �or co�struction type :II-A, per IBC table 601, would need ro be <br />continuous through unprotected strucWre through to the new footings, such as the existing wood floor. The floor is <br />considered secondary structure and would not require protection, per exception a of IBC table 601. <br />Denzglas or similar proprietary materials can be csed to reduce the moisture deterioralion that would occur by <br />continuing gypsum board cladding of �he columns fro�r. heated space to unheated crawl space. As an alternative <br />to gypsum board or Denzglas rype of materials, the new st?el construction can 6e sprayed to meet the one-hou� <br />(ire resistive requirements. <br />4. The Washington State Energy Code (WSEC) has specific compliance requiremenis for existing buildings, based on <br />the extent oi construction, per WSEC sections 101.3.2.4 and 1Q1.3.2.5.
