t <br />1=1NDINGS AND CONCLUSIJNS: <br />Comprehensive Plan: <br />1968 General Land Use Pian recommends this area as Multiple Family Residential. <br />1972 Update recornmends this area as medium density residential, generally <br />averages five to ten dwelling units per acre. <br />Special Property Uses because of their unique nature are not classified as <br />a specific land use category in the Comprehensive Plan. <br />2. Site Conditions: <br />1_ot: 18,000 syuare feet (150x120) lot has frontage on Hoyt and 23rd, approximate <br />coverage of 1�+,000 square feet with approximately 4,000 square feet of open <br />space. <br />Utilities: Av�ilable <br />Ruilding: This is an existing church building, which must meet all building <br />and fire code standards as specified in the letter from the Fire Inspector <br />March 5, 1930. <br />Parking: 'Ilie project has an existing pz�king area for 30 cars. Tliis is more <br />than adequate to handle any parking geiierated by this project. <br />9, Project: The Hishop School will be accredited by the State and will be a non- <br />profit corporation. They are intended to servz childr�n between 4 and 8 years <br />oi age. Cach year they are intending to expand their educational program. <br />4. Recreation: The project should have outside recreational areas to utilize as <br />a�tive open space. This project has none. There is a SOx80 gym located within <br />the facility. Lack of outdoor recreational space is a major concern. <br />5.
