Boundary Map <br />FINDINGS AND GONCLUSIONS: <br />That therr have been exceptional or extraordinary cirewastances or <br />con.iition:. �pplying to the subject properLy or as to the �ntended use <br />therecf tliat do not apply generally to other properties in the same <br />vicinity or zone. <br />DESCRIPTION OF PROPOSAL: The Applicant is proposing to demolish <br />existing structures situated on a 25 foot by 120 foot lot that <br />aarrently does not meet parking requirements and replace them with a <br />3,519 sq. ft. two-story office building. City code requires that, thn <br />new office building shall provide twelve off-street parking spaces. <br />The appliaant is requesting a variance to provide only three <br />off-street parking spaces instead of the twelve required by Code <br />nased on the fact that due to the narrow width of the lot it, is only <br />economically feasible to provide three off-street parking spaces and <br />the fac; that they have bee� part of the L.I.D. for the parking <br />garage even though they are not in the parking exempt zone. <br />
