It is developed with a 1,376 squaze foot two story duplex <br />structure and a 20 feet wide by 18 feet deep detached garage structure. The residence <br />was built in 1901 and the garage in 1935 according Snohomish County Assesso�'s <br />records. The county records show that the main floor of the residence is 728 sc�uare <br />with the second story being 648 square feet. <br />Acwrding to the applicant's site plan there is a 22' setback from the front property <br />line along Hoyt Avenue to the front porch of the duplex and a rear setback of 33 Ceet. <br />It has a non-conforming setback from the north side propert;� line of 2.4 feet and a <br />non-conforming setback of 2.3 feet from the south side property line. The d�tached <br />two car garage is located on the rear property line and has a non-conforming setback <br />� of zero feet from the north side property line. The garage exceeds the allowable 50% <br />rear yard coverage by 22% for a total rear yard coverage of 72%(360 sq.ft.). <br />The above structure(s) and/or parcel(s) meets the City of C-verett 'Loning Code andlor <br />S�bdivision Ordinance in effect at the time of construction or that the conveyance <br />transactions which created the above parcel(s) were recorded in the Couuty Auditor's <br />Office.
