Ma:ch 16, �.993 <br />To: Everett Planning Department <br />Re: Proposed Use change for property located at 3301 Fioyt Rve. <br />Existing Use: (Current Owners: Steve and Jeannine Nov,y) <br />The existing use of the above referenced property is tha•� of <br />sinqle family residence with a detached garage and maintenance <br />shop off the alley. <br />Prcposed Use: (Contract Purchasers: Ray and Pat Mortoa) <br />1. <br />2. <br />To remodel the exist.inq residence to accommodate offi.ce <br />use on the main floor. <br />To convert the existing upstairs floor of the res�deace <br />to a one-bedro�m apartment. <br />To provide laundry and storage facilities in the <br />existing basement for rental units. <br />Tu demolish the existing 3arage/shop and replace with <br />two one-bedroom apartments over a parking area off the <br />alley. <br />The intent of. the proposed plan is to enhance the neighborhood by <br />improving the exterior and interior of the existing residence, <br />the landscaping, and the old alley. Birectly opposite ihe <br />property to the north across 33rd St. is a large dental clinic. <br />To the northeast is another dental clinic at 33rd and ��-by; the <br />property directly to the east is vacant but zoned for ��inic and <br />office use. The properties to the west and south are single and <br />multi-family residences. • <br />The of£ice will be occupied by Associated Financial Consultants <br />owned by Ray and Pat Morton, a financial planning and investment <br />firm now located in the Wet�aore Buildi.ng at 2731 Wetmore Ave., <br />Ste 203, Everett WA 98201. The first floor of`ice space will <br />provide �orking space for four people. Since 95� of our business <br />is conducted over the telephone and fax lines, the acerage daily <br />visits by clients is approximately two per day. <br />The overall tone of the design of the proposed plan will be <br />to keep and enhance the original design of the house and to <br />design the additional apartment/parking structure to blend in <br />with regard to roof pitch and window style. The colors and <br />office design wi11 be sul�dued to reflect the professional <br />character of our investment firm. Seven of the parking spaces <br />will be directly off the alley with attractive screening and <br />landscaping. Two of the parking spaces will be on the north side <br />of the remodeled residence accessed by moving the existing <br />driveway to the west. <br />The proposed office/apartment uomplex would provide an attractive <br />transition property for the existing neighborhood while providing <br />additional top quality rental units near the downtown core. <br />
