March 16, 1993 <br />To: Everett Planning Department <br />Re: Proposed Use change for property located at 3301 Hoyt Ave. <br />Existing Use: (Current Owr�ers: Steve and Jeannine Novy) <br />The existing use of the above referenced property is that of <br />single family residence with a detached garage and maintenance <br />shop off the alley. <br />Proposed Use: (Contract Purchasess: Ray and Pat Morton) <br />1. To remodel the existing residence to accommodate office <br />use on the main floor. <br />2. <br />3. <br />To convert the existing upstairs floor of the residence <br />to a one�bedroom apartment. <br />To provide laundry and stcrage facilities in the <br />existing basement for rental units. <br />4. To demolish the ex�sting garage/shop and replace with <br />two on?-bedrocm apartments over a parking area off the <br />alley. <br />The intent of the proposed plan is to enhance the neighborhood by <br />improving the exterior and interior of the existinq residence, <br />the landscaping, and the old alley. Directly opposite the <br />property to the north across 33rd St. is a large dental clinic. <br />To the northeast is another dental clinic at 33rd and Colby; the <br />property directly to the east is vacant but zoned for clinic and <br />office use. The properties to the caest and south are single and <br />multi-family residences. <br />The office will be occupied by Associated Financial Cons;iitants <br />owned by Ray and Pat �Korton, a financial plannina and a.nvestment <br />firm now located in the Wetmore Huilding at 27s1 Wetmore Ave., <br />Ste 203, Everett WA 98201. The first floor office space s�ill <br />provide working space for four people. Since 95& of our business <br />is conducted over the telephone and fax lines, the average daily <br />visits by clients is approximately two per day. <br />The overall tone of the design of the proposed plan will be <br />to keep and enhance the original design of the house and ro <br />desiqn the additional apartment/parki.nq structure to blend in <br />with regard to roof pitch and window style. The colors and <br />office design will be subdued te reflect the professional <br />character o£ our investment firm. Seven of the parking spaces <br />will be direc�ly off the al�ey with attractive screening and <br />landscaping. Two of the parki.^.g spaces will L�e on the north side <br />of the remodeled residence accessed by moving the existing <br />driveway to the west. <br />The propnsed office/apartment complex would provide an attractive <br />transition proFerty for the existing neighborhood while providing <br />additional top quality rental units near the downtown core. <br />
