Tne following facturs were considered and the listed require- <br />ments were placed in response to comments submitted du:in9 our review of an <br />Environmental Checkl�st for this proposal: <br />1. <br />2 <br />3 <br />The site is zoned R-4 multiple-Family High Density Residence Zone, which would <br />allow.this use. The site is currently occupied by two older single family <br />reaidences which will be demolished. Single famil.y residences abut the site <br />on the north and the south. <br />Participation in the cost to fund the North End Sewer Intercentor is required. <br />CalculaCionsfor the cost of participation are available from the Public Plorks <br />Deoartment. <br />Drainage reauirements must be desi9ned in conformance with the City's drain- <br />age ordinance. On-site detention i.s req�iired. A temporary erosion and <br />sedimentation control Plan must be approved by the Public Works Department <br />befere any cleari.ng, grading or other site preparation can begin. Draic+ge <br />frum the site must be collccted and transferred to the existing drainage <br />system by approved means. Drainage calculations are to be sutvnitted on City <br />Drainage Plan submission form. Reseed'zng of exposed earth is required within <br />30 days of completi�n of earth work. <br />4 The�existinglside sewerrshall be pluygedtatnthe r,iqhtlof'wap edgesbytthe <br />developer. <br />5. Existing water service from the G" main shall be removed by the City at the <br />develcper's expense. <br />g, Street and alley improvements are requi:ed in compliance with ordinance fl555-78- <br />7 <br />A variance for 16 off-street parking stalls was qranted by the City of F.verett <br />Board of Adjustment on August A� 1900. <br />The Board of Adjustment decision sha11 cease to be effective if the aoplicant <br />does not obtain a buildinq oermit �aithin one year from the date of the Board's <br />decision. <br />The occupant/tenant of each unit shall be limited to not more than one (1) <br />vehicle. If it is found that tenants have more than on (1) vehicle, owner/ <br />operator of apartment house shall bicantuoredresent ownerashall £ileaan amend� <br />off-street parking.
