PUBL/C I�l/Or�KS' <br />MEMORANDUM <br />TO: Steve Ingalsbe, Planning Department <br />FROM: Public Works DepaRment <br />DA7'E: h4ay 30, 1995 <br />SUBJECI': Use Permit /J95-3 <br />PROPOSAL: ConveR ponion of residence to retail sales <br />LOCATION: 4024 Hoyt Avenue <br />A review of this project by the Public Works Department indicates that the following <br />conditions should apply: <br />L Drawings in accordance with Ciry Design and Construction Standards shall be submitted to <br />the Public Works DepaRment, showing site parking layout, landscaping, and all required <br />improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required prior ro any permits being issued. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards. <br />Customer parking must be pavecl. No vehicular acce.ss to the site will be allowul from <br />Hoyt Avenue. <br />3. Special charges for wnnection to the sewer and water syslems in accordance with <br />Ordinance 1171-85 and subsequent revision are applicable. The actual charges shall be <br />computed by the Yublic Works Department per the ordina��ce in effect at the timo and <br />according to the information on the approved plans at the time of building permit issuance. <br />4. Lack of comment on the plans submitted with the application does not constitute approval <br />of these plans. <br />5. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every <br />structure. <br />6. Ar,y broken or damaged sidewalk shall he repaired/replaced per the Ciry Public Works <br />Inspector. <br />7. . A building permit is required for the change cf use. Disabled access is required. <br />Occupancy separation (i.e. 1-heur construction) is requirecl between the residence and the <br />business. <br />8. A meter must be installed on the water service for this property. The side sewer serving <br />the building must be upgraded to a 6" pipe. Alternatively a hold harmless for sewer <br />service may be executed and recorded against the propeR�� provided Uiat the er.isting sewer <br />service is in good repair. <br />Note: The existing parking off the alley is signed as "Great Yarns Parking".
