'hac tnere have been exceptional or e�traordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thei•eof that do not apply generally to uther properties in the same <br />vicinity or zone. <br />Finding: The lot is a 50' x�28' corner lot, located in the R-4 <br />zone. The applicant is proposing to remodel the house wiih aa addition <br />that would be 7' from side property line, 42nd Street haa 60' of <br />right-of-way. <br />Conclusion: The variance would have r.o effect on 42nd Street. <br />That such variance is necessary for the preservation and enjoyment of a <br />substantial property right of the appellant possessed by the oxners of <br />other propertias in the same vicinity or zone. <br />Findin�: Corner lots are required to have 10' sideyard setback and <br />maintain angle clearance. <br />Conclusion: The proposed setback of 7' will maintain angle clearance. <br />
