Hoyt 4-89 CITY OF EVERETT, EVERETT WASHINGTON The Uniform Building Code defines an R-1 occupancy (hotel or apartment house) as containing three or more dewlling units. Apartment units must contain provisions for sleeping, eating, cooking, and sanitation. Dwelling units have a basic minimum area of 220 square feet. The Code defines R-3 occupancies (dwellings and lodging houses) as those containing not more than five guest rooms. Every building is required to have at least one water closet with separate facilities required where both sexes are accomodated. The building lccater.' at 2102 and 210R-1/2 Hoyt are proposed R-3 occupancies and would require compliance with the above as well as the remainder of Chapter 12 UBC. 2108 Hoyt is a proposed R-1 occupancy and will also be required to comply with Chapter 12. The 2108-1/2 Hoyt building has a history of noncompliance as the following events indicate: 1. Stop h'ork posted 11/14/86 for unauthorized construction. 2. Permit issued (17463) 11/16/86 for cork in this building described as a garage. 3. The huilding is currently teing illegally used as four sleeping rooms with the laundry, sanitary and cooking facilities in 2108 Hoyt utilized by the tenants. The intent of the Code is to provide these facilities in each lodging house building. There is a physical connection of a porch on the 2108 Hoyt huildino to the wall of t'he 2108-1/2 Hoyt building. This connection does not constitute the creation of a single Wilding in function, or intent.
