20 Outdoor storage and refase disposal areas shall not excecd five percent(5%) of the gross iloor area of <br /> all buildings on a lot without prior approval of the Planning Director. (SEPA Land <br /> and Shorelinz Use and Aesthetics Policies and SEPA MDNS No. 15-87j <br /> 21. Per the 1992 Electric Transmission Line Easement and Relocation Agreement between the PUD, City <br /> of Everett, Washington Services Inc, and Associated Sand And Gravel, Inc. (now Rinker Materials), a <br /> note must be placed on Ihe face oC the binding site plan stating tha[a 30-Coot easement for a 115 kV <br /> transmission line must be providcd along the south side of Lot 8 and a 15-foot easement must be <br /> provided along that poriion of the east side of Lot 8 of Seaway Center to the new east-west roadway <br /> Uirough Lot 8, togeQier���ifh any anchor easements necessary to supporl the transr�ission line poles. <br /> This easement may bc extinguished if an altemate transmission line route consistent �vith the intent of <br /> the Agreement nnd acceptable to thc signatories is sccured. (SEPA Public Services and Utililies <br /> Policies) <br /> 22. An analysis was conducted on thc proposed�vater system. It was determined that a f re flow of 5,000 <br /> ga:lons per minutc could bc achieved by the existing and proposed system. W�th thc system <br /> im(�ovements proposed and cons[ruction of the water system connection to the system proposed in the <br /> Rir�ker Materials site no additional SCPA conditions on the water system are necessary. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with al! ordinances in effect aY the time a complete building permit <br /> application is Gled, including those not specifically set forth herein. (Exception: Por vesting under <br /> the Zoning Code,please refer to Section 44 of the Zoning Code). Contact the Planning Department for <br /> information regarding appeals processes Cor the requircments listed in this documenl. <br /> 1. A Public Works Permit is required for this projecL Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted io ihe Public Works Department, showing site <br /> parking layout, landscaping, utilities, stomi draina�e, temporary construction erosion control, and all <br /> required improvements in thc public righl-of-way. Public Works Department approval of Ihese <br /> drawings is required prior to any pem�ils being issued.
