She read a lett�r from Mrs. Brooks, the <br /> pronerty owner adjacenL• to the west, w}:o was not able to attend the meeting. • <br /> The letter expresses concerns that a 25-foot lot is not large enough for a <br /> house, anci states that the builder will not be able to use her driveway £or <br /> q;�,., storage or access .�-:-ing construction. Further, she feels the loss of this <br /> ' lot wuuld deprive neighborhood children of a place to play. <br /> .v„, <br /> James Howe, the applicant, of 4027 C Rucker., stated that the property in <br /> question has been certified as buildable by the City. He has built houses in <br /> Everett for eight years �uith no problems arising from neiglibors. This house <br /> has been aesigned so that it will not encroach on the sideyards and will meet <br /> all setbacks except the front. Regarding the use of the lot as a playfield, <br /> he doesn't feel that the children could play in the berry bushes which presentiy <br /> occupy the lot. Tt,is house has been designed to he an asset to the neighberhood. <br /> In response to a question from Mr. Bennett, he stated that he is requesting <br /> the two-foot variance in order to meet ihe minimum allowable room size £or <br /> bedrooms aa well as to build the minimum functional garage length. In response <br /> to a question from Mr. Bennett, the applicant stated that the property will be <br /> surveyed and staked so as to insure that there is no encroachment on adjacent <br /> properties; prior to the survey, he doesn't wish to guess concerning the location <br /> of the property line in relation to the curb. Concerning a question from <br /> Mx. Itoagland, he reiterated that the house is being built for resale. <br /> hfotion: Marie Sullivan offered a motion to grant the variance as requested <br /> with the condition that the applicant obtain all necessary building <br /> permits.
