It's my understanding that the right-of-way line was not show�properly along l9th Ave. SE. <br /> The sire and Iandscape plans will have to be revised ro show the currect boundary. <br /> 2. Condition 3 on page I of:ne MDNS requires that "Ga[eway" landscaping be provided along <br /> l9th Ave. SE and states that "The stormwater facilities cannot be located in required landscape <br /> areas. The facility must be �'esigned as a landscape amenity or frontage landscaping must <br /> provide substantial screening of the facili[ies, including any required fencing, along the <br /> frontages." <br /> Gordon Witcher of Engineering and Public Services indicate� that a fence will be required <br /> around [he pond. The landscaping needs to be increased around the pond to provide screening <br /> as viewed from 19th Ave. SE. <br /> 3. Condition 24 under the Information for Developer attachment ro the MDNS lists the landsc:.pe <br /> requirements for the property. <br /> All required landscaping must be on the subject property, unless Public Works allows up to 5 � <br /> feet of die landscaping to be in the public right-of-way. Gordon Witcher stated that there is no � <br /> excess public right of way along l9th Ave. SE , so the required 10 feet of Type III/Gateway � <br /> landscaping must be on the site. Along Lake Heigh[s llrive, it appears that excess right-of-way <br /> is available and up to 5 feet of the landscaping can be in the right-of-way. Iiowever, all street <br /> trees must be planted on your properry,. The public right-of-way located west of the driveway <br /> will be impacted by the cons[ruction of 19th Ave. S6, so any landscaping you propose in that <br /> area would have to be bonded, or include only grass that can be replaced as part of the road i <br /> construction.
