It's my understanding that the right-of-way line was not shown properly along 19th Ave. SE. <br /> The site and landscape plans will have to be revised to show the correct boundary. <br /> 2. Condition 3 on page 1 of[he MDNS requires that "Gateway" landscaping be provided along <br /> 19th Ave. SE and s[ates that "The s[ormwater facilities cannot be locared in required landscape <br /> areas. The facility must be designed as a landscape amenity or frontage landscaping must <br /> provide substantial screening of the facilities, including any required fencing, along the <br /> frontages." <br /> Gordon Witcher of Engineering and Publi: Services indicated tha! a fence will be required <br /> around the pond. The landscaping needs to be increased around the pond ta provide screening <br /> as viewed from l9th Ave. SG. <br /> 3. Condition 24 under the Information for Developer attaclunent to the MDNS Iists the landscape <br /> requirements for the property. <br /> All required landscaping must be on the subject properry, unless Pubiic Works allows up to 5 <br /> feet of the landscaping to be in the public right-oGway. Gordon Witcher stated that there is no <br /> excess public right of way along 19th Ave. SG , so the required l0 feet of Type III/Gateway <br /> I.mdscaping must be on the site. Along Lake Heights Drive, it appears that excess right-of-way <br /> is available and up to 5 feet of the landscaping can be in the right-of-way. However, all street <br /> trees must be planted on your property. The public right-of-way IocateJ west of the driveway <br /> will be impacted by the construction of 19th Ave. SB, so any landscap��g you propose in that <br /> area wa�ld have to be bonded, or include only grass that can be replaced a:, nart of the road <br /> construction.
