Caistruction permils> <br />inspections and approvals must be obtained for the structure in accordance with <br />zsteblished building department requirements. <br />2. The 18' x 60' existing shed is requircd to be demolished prior to tinal occupancy of the <br />proposed agricultural building. <br />3. Any disturbed soil must be restored to Type IV landscaping standards of the zoning code <br />in order to prevent soil erosion and sedimentation. <br />Subsection 38.030.D allows an a�plicant to propose and the Planning Director to approve (using <br />Review Process II) a nonconformmg use to be expanded up to twenty-five percent in building erea, <br />land area end/or parking area using the review process described in Title I5, Local Project Review <br />Procedures, und the evaluation criteria in Section 36.090. The evaluation criterie aro as follows: <br />1. The impact of tr.ftic geno:sted by the proposed use on the surrounding area, pedestrian <br />circulntion nnd pub;ic safety, and thc �roposal's ability to mitigate potential impacts. <br />Findings: Thc use of the new building will store fa�ming vehicles and equipment and will <br />provide for u goat kidding area in the spring. 7'he building will store existing equipment which <br />is cun•ently being stored outdoors on the farm. <br />Conclusions: Tlie new agricultural bui�ding will not generate additional trafiic, impede <br />pedestriun circulution or impact public safety. <br />2. The site has sutiicient aren to provide for off-street parking, landscaping and screening from <br />ndjaccnt uses. <br />Findings: The property has an existing driveway to the single family residence which can pctrk <br />at Icnst thrce cnrs. Laudscaping and screening is not required for this project. <br />Conclusions: The number of spaces available is adequate. The Public Works Deparlment hns <br />requested that tlie access point to the proposed building requires semi permanent surfacing <br />(gravel, ete.) within 20 feet of Larimer Rd. <br />3.
