(Tony1 Spane <br />8003 Larlmer Road <br />Everett, StA 98208 <br />hereinafter refer�ed to as "Applicant,° .for a variance from E.M.C. <br />19.11.050(c) (1, 2, & 3) to allow: <br />constru�tion of a 15,215 sq. ft. pole barn, 1,440 square foot machine <br />shop, 2.�d two silage bunkers totaling 6,000 square feet. <br />on the following described property <br />Tax parcels - 092805-3-007-0001 <br />- 0928-5-3-009-0009 <br />- 092805-3-010-0006 <br />- 092805-3-002-0006 <br />commonly known as: 8003 Larimer Rd. <br />The Board of Adjustment, following 3 public hearing on sa:d application held <br />on June 1, 1987, and further hav+.ng reviewed all testimony, makes the <br />following Eindings, Conclusions and Order: <br />FINDIMGS AND CONGLUSIONS: <br />1. 'fhat there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that• do not apply generally to other properties in the s2me <br />vicinity or :aone. <br />Finding: The Spane Dairy Farm is a family owned and operate@ farm, <br />generallY mil4:ing approximately 160 cows. Tne majority of the 350 <br />acre farm is used for pasture and crops and is located in the flood <br />way of the Snohomish River. Only a small area of the farm is in the <br />flood fringe at an elevation where constructioc: of farm buildings sre <br />feasible. Currently �.xisting on the site is the family home and a <br />25;500 square foot dai.:y barn. <br />Heifer IIarn: <br />The applicant is proposing construction of a 15,600 sq. ft. heifer <br />barn for approxima`.sly 1�0 head of cattle. The heifers a^e �urrently <br />housed in a dilapld;ited 'oarn about three quarter� of a mile east <br />adjacent to the Snot�omish River rahich has flooded in tC�e past and <br />caused some loss of stock. The family home and dairy barn �aere at <br />this locatiun also at the time of the devastatin� 1975 f'lood, and <br />were moved to the present location along the Larimer Road in 1977 <br />prior to the ad.opt.ion of the Flood Insurance ^egulations. The <br />proposed netia structure will oonsolidate the farm buildings at one <br />loc:ation which ai_ll ;nake a safsr, more convenient: oparation. <br />This siLe 9.s on the furthest ed3e of the f_oodplain and is <br />approximatelU three quarters c�f a miie away from the Snohomish River <br />Channel.
