You asked me to write a lettr.r stating our position.
Now that you can se= the reduced scale of the addition frorr our original scheme, it
becomes obvious that we'2 adding far'ss than 500 square feet of living area to
the house (actually, wE're adding only 112 SF to the areas to tre ihe FamilV Noom
and Breakfast Room. Whington Slate VIAO Code: Section 101.3.1.1,
Esception 1 states:
"Additions that do not inciude kitchens, bathrooms, water closets, indoor
swirnming poois, spas ard other areas where excess water vapors are
produced and are less than 500 square feet are exempt from Chapter 3."
It's our opinion that the scale of this project exempL us from the Whole House
Ventilation and outoor air inlets. It should be noted tha[ we are adding spot
ventilatioi at the kitchen and each of the icur bathrooms.
Although I teel we are fully exempted as explained above, Secfion 101.3.1.3
states:
"His[onc buildings are exempt trom tnis Code only to the extent
necessary to preserve those features essential to their historical
appearance or fur.cton:'
Th:s house has been documented by Kris Ravetz, Historic PresPrvntin Specialist,
Evzreit Plannino Department. it is listed on the Everett Histotic Regisler and is
eligible for nomination to the Notional Register. Our main concerns with these
requimments are peppering the facade with outdcor air inlets, ns well as root vents
on an othenvise un-penetrated and very visible roof. We teel these elzments
would jeopardize the historic integrity ot the house that we are wurking hard to
preserve.
'fou rere also concemed with the h'.gh CFM's on the kitchen range hood. You
mentiuned the necessity of a fire-rated shatt. To brir,g you up to date, we have
changed the range to a standnrd gas cuoktop and the rangehootl to a different
Iocallon that will vent direcUy through ihe ceiling to the outside. I am still using a
Thermador 1000 CFM ventilator tor the :.ole reasons Ihat the hood being A6"
above the cooktop (instead of the sGandard 27") and the island application with
cross dratts being a problem. The ductwork will run through the Ititchen ceiliny to
tlie outside where the vendlator will be inconspicuously hidden on the porch roof.
