b. Conclusions: See Criteria #3 <br />Criterion No. 5: <br />The granting of the variance is consistent with the goals and policies of the <br />Everett General Pian. <br />a. Findinqs: The Everett General Plan designates this property as 1.2, <br />Single Family Detached, 5-10 Dwellings per gross acre. <br />b. Conclusions: The proposed use of the subject property for <br />residential purposes is consistent �vith the Everett General Plan. <br />Criterion No. 6: The need for tfie requested variance is not the result of a self- <br />created hardship. <br />a. Findinqs: The applicant has �taled that due to the loc2tion of the <br />existing residence, the localion of the living space and utilities, and <br />view :orridor, the only acceptable location �or a building expansion is <br />to the norih of the residence into the rear setback. The applicant <br />desires to maintain lhe architectural integrity of the house and <br />updale this historical structure. <br />The Board finds that the age oF the structure and the location of ti-�e <br />structure on site nave created a need for the variance and il is not <br />the result of improvements made to the site by the applicant anci <br />therefore ;s not the result of a self created hardship. <br />b. Conclusions: The age of the slructure and the location of the <br />structure on site have created a need for the variance and it is not <br />the result of improvements made to the site by the applicant. <br />NOW, THEREFORE, the Board of Adjustment of the City of Everett does hereby <br />order ihat a variance be GRANTED lo allow (or a setback of 13 feet from the north <br />property line (rear setback) to ihe residence.
