The second floor apartment that has been installed above the detached garage has heen <br />crea[ed withou[ permits a�d approvals, lhis is a violation of secfion R 105.1 of the IRC. and <br />section 16.O8.OS0 of the Pierett housing Code. <br />2. The detached garage structure has heen altered sVucturally to create a second floor apartment <br />uniL The portion of the supporting structure that was observable at our inspection revealed an <br />inadequately supported floor system above the garage area. The main wpporting floor system is <br />deficient in several ways, induding: Key point loads inadenuately supported, Beams and joists <br />over spanned. (This is a violatior� of Section 16.08.150 of the Everett housing Code.) <br />3. The Plumbing system that has been installed (wi[hout permits� for [he apartment is <br />substandard. Drain, waste, vents incorrectly installed. (Section 10.08.190 Fveret[ Housing <br />Code.) <br />4. The Electrical system [hat serves the garage apartment has been installed without permits a�id <br />approvals. This electrical work has been determined hy our electrical inspeclor to be <br />substandard. (section 16.08 190 Everett Flousing Code) <br />5. The apartment lacks fire separatfon required by adopted Code. (section R302.5 Dwellmg <br />/Garage (ire separation) <br />6. The apartment lacks the minimum headioom dearance required by adopted Code. (section <br />16.08.120 Everelt housing Code.) <br />7 The construc[ion currently underway ot the deck and stairway lack, permits and approvals. This <br />structure in its current configuration has several life safery concems/violations. And, as you are <br />aware, bcen posted with a stop work order. (CRW NN,'lOD6-004) <br />This apartment lacks the physical dirnensions reqnired by code to be approved for occupancy ( Even <br />ii all other code violations could he corrected.) This appears to be an insurmountable obstacle tha[ <br />cannot be overcome. Thus, any atter.�pts to make the apartment legitimate would be imposs�ble <br />Thi, apartmen[ is substandard in many ways.
