� CITY � "` L•'VL,I2JiTT - BOARll OP ADJUSTi'-N'1' <br /> ORDER <br /> WHEREAS, theretofore, there was filed with the City of <br /> Everett Planning Department on (date) August 13, 1975 an appli- <br /> cation for a variance of Section No: .050 of Everett Munic�.pal <br /> Code Chapter 19.14 by (applicant) Floyd Sage <br /> (address) 720 Waverly, Everett, Washington for (specific variance <br /> requested) : <br /> Permission to build a singl.e-family dwelling to within <br /> six (6) feet of the rear property line rather than the <br /> minimum requirement of twenty (20) feet. _ <br /> on the following described property: <br /> All of Lot 15 View Ridge Addition. Also that portion <br /> of lot 16 described as follows: Beginning at the South- <br /> west corner of said lot 16 thence East along South line <br /> of said lot for five feet thence North to a point on the <br /> North line of said lot that is 33 feet F.ast of the North- <br /> west corner thence I9est along said NDrth line for 33 feet <br /> thence South along S4est line to the point of beginning. <br /> Address: Approximately - 360 Heather Road <br /> AND: WHEREAS (date} September 8, 1975 was fixed as the date <br /> of hearing on said application and proper notice having been given <br /> as required by law, <br /> AND: WHEREAS, a public hearing was ;held on said date and the <br /> Board of Adjustment, after reviewing all testimony, made the find- <br /> ings that: <br /> 1. There are exceptional circumstances applying to <br /> subject Droperty that does not apply to other pro- <br /> perties in the same vicinity; specifically, the lot <br /> is an unusual shape and there is a bluff that does <br /> restrict the required setback and development on ' <br /> adjacent oroperties. <br /> 2. A hardship does exist to the owner of the oroperty <br /> as the use of the property would be diminished if <br /> the reRuired yard setbacks must be adhered to. <br /> 3. This will be a better utilization of the property. <br /> 4.
