that the lateral cupacity of the front wall has been improved by a
factor of about 6.
2. The new 2X6 bearing wall supporting the stairs and second floor can
be 2X6 @ 24" on center assuming the use of either HF#1 or DF#2
material.
3. If the present roof structure does not have '/:" cdx plywood over the
existing straight planking, then at the next re-roofing, the old roofing CO
material should be removed, the plywood installed over the existing SQ ,r
planking, and the roofing material placed. The plywood should be C ,
nailed with a minimum of 8d nails at 6" on center at all plywood panel j
edges, and 12" on center field. This will bring the allowable roof
stress above the 136 plf seen with the additional interior crosswalls.
1ti_, -,_,./ l^ ,i
4. Due to the proximity of the existing building to the west (3 inch s' ;^
separation, and the ineffectiveness of after-setting any joist to wall tie f,
anchors into the existing brick, it is felt that the attempted installation
of seismic wall ties from the existing wood joists to the existing brick o,
walls would be ineffectual to say the least. Consequently, they are \
not recommended for installation here.
S. The eristing signage in tl e fi•ont of de hiilding is in tJie process or
beirg•e-engineered Once the delails and calc:dations are
compleled, this package will also be s:bmitted for review.
6. The general condition of the brick walls appeared to be relatively
good, with few cracks, and the mortar generally in good condition. It
s felt that major structural repairs to the brickwork are not necessary.
7. To limit the size of the required hold downs, numerous additional
transfer beams have been added at and slightly below the second
story level.
Structurally speaking, it is felt that the addition uf cross walls alone has
laterally strengthened this old turn of the century structure by at least a factor
of six in the east-west direction. It will be a significantly safer structure after
the clianges than before. Admittedly, it still falls far short of present design
and construction methods, but is it an economically viable way to help
preserve and significantly strengthen a structure that has been nominated for
the National Historic Register.
,
