' PLANAI/NG AND Paul A. Roberts
 COMM!/M/TY DEf/E[OPME/YT Director
fcUC7'i 1-c61
Chris Hall
C/O Sno King Investments LLC
19920 Hwy 99#E
Lynnwood, WA 98039 VIA FACSIMILE
Chris—
As I mentioned on the phone the plan submittPd on Tuesday would not be sufficient to review
for a public works prmit, however the City has a copy of the previously approved plan from
1996. Although the permit from 1996 has expired, we can stiil use the plan, provided some
changes are made to bring the plan into compliance with current construction standards. Below
is a list of changes which need to be made to the plan on file. If you need a copy of this plan
please let me know and I wili provide you with one.
. A Final MDNS was issued for this site on April 5, 1993; this approval was for the
construction of a 48-stall parking lot. The plan on file with the City shows 49 parking
stalls. This will need to be revised in order to eliminate one parking stall or a new
SEPA application will need to be made for the revised proposal;
. Revise the compact car stalls from a width of 7'6"to a minimum of 8' (I think you will
find by doing so you remedy the bullet point above);
. Verify the safety barrier at the northem most edge of the property, adjacent to the
railroad track (i.e. fence, retaining wall, etc.);
. The landscaping shown on the plan should be updated to include an additional one
tree on the Lombard frontage, and two additional trees on the Hewitt frontage. The
City would like to recommend that the trees planted match the trees recentiy planted
for the Hewitt Avenue upgrades, and the new Regional Special Events Center. The
trees predominately used for these projects were Raywood Ash or Acer Rubrum;
. A note should be added to the plans which states that the trees in the landscape
planting beds will be installed per City standard #333B;
. Section 1/1 should be revised to show the area in between the back edge of
sidewalk and the property line along the Lombard frontage to be landscaped with
Type III landscaping, which wouid include a minimum of shrubs and groundcover, or
sod.
. A revision to the plans with regards to the location of the driveway on Lombard may
be necessary based on resent improvements on Hewitt Ave. This should be
reviewed in the field and adjusted as needed on the plans.
I
CITY OF EVERETT
2930 Wetmore Avenue, Suite 8-A•Everett, WA 98201 •(425)257-8731 •Fax(425)257-8742 ti
