Detailed drawings in accordance with Ciry Design and Construction Standacds shell <br /> be submitted to the Public Works Depnrtment,showing site parking layout, <br /> an <br /> �B,�a�,���ne$e,temporery conshuction erosion control,and all <br /> req ' improvemenb in the pubLc right-of-way. Public Works Depertmeat <br /> approval of t6ese drawings is requirod prior to any pemub being issued. All <br /> improvemeets shall be completed and approved wananted before the Occupency <br /> Pernrit is issued/final approval is granted. <br /> 2. Perking must be per City Zoning Code and City Design md Construcdon Stendards. <br /> The proposed does not W mcet city standacds with rega�ds to number <br /> appenr ds <br /> of spaces or al owable percent of compact spaces. <br /> 3. My grading/fill on this site shall be done so as W not impact the surrounding <br /> properties. <br /> 4. Tlu�roject must comply with the cumnt Ciry of Everett Building Code and <br /> Sp er Ordinance. Automatic sprinklers end firo alerm systems will be roquired. <br /> 5. The driveways on Broadway must be removed and replaced with curb,gutter and <br /> sidewalk per City Standards. <br /> 6. A fire hydrant is required within 200 driving fcet but not closer than 50 fat of every <br /> struchue. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> conshvction. Dust suppression and street cteaning must occur a5 directed by the <br /> Public Works Inspector. <br /> S. Any broken or damaged sidewalk shall be repaired/replaced per the City Public <br /> . Works Inspector. <br /> 9. A traffic mitigation fee of S9b00 in accordance with the city's interim haffic <br /> mitigation ordinance is due prior to building permit issuence.As an aption,the <br /> applicant may elect to provide a traft'ic study to address s�ecific un�ects <br /> Additionally,the city would be willing to discuss the ophon of a jomtly fimded <br /> project to improve traf�ic flow along Broadway at such dme as the site's driveways <br /> are removed on Broadway during the constivction of the pazking lot. <br />
