A request for a one year extension of <br /> this Final Declaration of Nonsignificancc may be made to the Planning � <br /> Director p�io� to the expiration datc. <br /> DESCRIPTION OF PROPOSAL: <br /> The proposed action is the issuance of 6uilding Permits to ailow the construction of an <br /> approximately 4300 syuare foot mini-warehouse with individual storage units !0 feet x <br /> 20 feet. 7he following factors were considered and the listed requirements were placed <br /> in response to comments submitted during our review of an Environmental Checklist for <br /> this proposal: <br /> 1. 'fhe sit� is zoned C-1, General Commerr_ial, which would allow the proposed use. <br /> The site is curcently vacant and gravelled: It is located adjacent to Hewitt Ave. <br /> and is below the elevaticn of the Hewitt RR overpass. The elevation diflerence <br /> varies from approximately 5 ft. to 25 ft. <br /> 2. De'tailed drawings sh:ill be submitted to the Public Works Department showing <br /> parking layout, landscaping, utilities, storm drainsge, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public <br /> Works Department approval of these drawings is required prior to any permits <br /> being issued. All improvements shall be completed, approved; and bonded before <br /> the Occupancy Permit is issued. <br /> 3. City streets and alleys are to be kept clear of dir4 and debris at all times during <br /> construction. Dust suppression and street deaning must occur as dirccted by the <br /> Pubiic Works Inspector. ' <br /> 4. During construction, all truck traffic to and from the site witliin the City of <br /> Everett shall be on arterial strects unless otherwise approved by the Public Works <br /> Departmcnt. <br /> 5. A preconstruction conference between applicant, Planning Qepartment, and Publie <br /> Works Department may be required prior to approval of Pubfic Werl<s Permit. <br /> 6. Detailed plans for the imoruvement of Dakota °�treet wil! be required. 1linimum <br /> improvement shall be 3" of Class "B" asphalt concrete paving 22 ft. wide over 5" <br /> of crushed surfacing top course from the existing edge of pavement at Virginia <br /> Avenue westerly approximately t90 fcet, with the remaindcr of the ri�;ht-of-way <br /> on either side of the new pavement area gravcled with a minimum of 4" of crushed <br /> surfacin�. <br /> 7.
