.a, <br /> NO^_'ICE OF CITY ACTION <br /> II.B. /9-94 <br /> Dear Citizen: <br /> INTRODUCTION: The City of Everett Planning Department has received <br /> an application from Don Thorne of Central Welding Supply of 2530 <br /> Hewitt Avenue, for a Planning Director's Determination on <br /> modification to required landscaping. The Planning Director may, <br /> using Revi.ew Process IIB, authorize a reduced width of plantinq or <br /> waive some or all of the landscaping requirements in the following <br /> instance. When the applicant proposes an alternative method of <br /> landscapinq that would achieve the intent and purpose of the <br /> landscaping required in this ordinance and which the �irector <br /> determines to "provide superior quality through the use of native <br /> vegetation existing on site, preservation of groves of trees, . . , or <br /> through other means" . <br /> Review Process II.B which is a written decision by the Planni�g <br /> Director to ��. . .approve, disapprove, or approve with conditions t[�e <br /> use proposed by the applicant" (Section 42.100.B) . If no appeal is <br /> riled in response to the Planning Director�s determination, the <br /> action will be considered final or if the determination is appealed, <br /> a public hearing before the City Hearinq Examiner will be required. <br /> As a property owner within 300' of the subject property, this notice <br /> is to inform you that the Planning Director lias issued a <br /> determination on the proposed action as de�cribed below. <br /> B�,CKGROUND: The subject property is located in the C-1 zone, General. <br /> Commercial. The applicant proposes to pave a vacant lot located at <br /> the southeast corner of Hewitt aad Fulton for up to 12 off•-street <br /> parkinq spaces. <br /> FINDINGS: The City of Everett Zoning Code requires a minimum <br /> landscape widtn of ten feec oi iype III lanu�ca�,�ny siony the straat <br /> frontages and five feet of Type III landscaping along the interior <br /> property line. Twelve parking spaaes require 210 square feet of <br /> interior landscaping within the parking area. <br /> Type III landscaping consists of a minimum of 1 six foot high tree <br /> for every 30 feet of length, a minimum of 5 two foot high shrubs for <br /> every l00 square feet with 90$ groundcover within 3 years. The <br /> proposal includes the installation of a ten foot wide landscaped <br /> strip al�ng Hewitt and a five foot wide landscape strip along Fulton. <br /> Two additional trees are proposed along Hewitt. <br /> CONCLUSION: The proposal does not provide "superior quality" <br /> landscapinq that meets the intent and purpose of the landscapinq <br /> required in the. zoning code. No interior landscaping is proposed and <br /> the landscaping along Fulton is reduced in half. <br />
