c � <br /> PI,ANNING DIRECTOR DETERMINATION <br /> Review Process II k07-018 <br /> December 19. 2007 <br /> The City of Everett Planning Director grants approval of a request by Mu Yang <br /> Ma/Teracotta Red, LLC to reduce the required number of off-street parking <br /> spaces from 42 to 38 for an existing 12,600 square foot mixed use development at <br /> 2814 — 2820 Hewitt Avenue. <br /> Subsection 34.070.A of the Ciry of Everett Land Use Cocie gives the Planning <br /> Director, usmg Revie�v Process II, the authoriry to allow a reduction in the number of <br /> off-street parking spaces of not more than 10� if supported by the Ciry Traffc <br /> Engincer. The City Traffic Engineer supports the off-street parking reduction. To <br /> support the parking modification, the City Traffic Engineer used following factors such <br /> as the type of use proposcd and traffic generation, hours of operation, frequency of <br /> etnployee and customer trips, the proximiry to and availabiliry of public transportation <br /> facilities �nd the likelihood of customers or employees t�� use public transportation. <br /> The applicant submitted a parking survey that supports the reduction of the required <br /> number of off-strect parking spaces by four. Thcre will be 16 off-street parking spaces <br /> on-site and thc remaining 22 off-street parking spaces will be located off-site to the <br /> southeast just north of 2915 Pine Street.
