The uppermost floor has historically been a <br />hotel, and is currently used as a boardinghouse. The maximum number of rooms permitted for a boardinghouse in <br />the Gl, is one per 750 square feet. The boardinghouse currendy has 41 rooms, 2R more than the permitred 13. <br />The applicant's site plan shows the building setback approximately one foot from the north front lot line, and on the <br />east street side lot line. The site alsc fails to meet the off street parking requirements. The applicant's floor plans <br />show the building has 17,924 square feet of shopping center use requiring 60 spaces at one per 300 square feet, and <br />4l boarding rooms requiring one space per room, totaling 101 spaces of required parking. On site there are no <br />spaces as the building was built-up to all lot lines. The Applicant provided evidence from Snahomish County <br />Assessor's Records and Polk Directory. <br />Decision: 1 hereby find that the above described non-conformities were established ptior to zoning code regulations <br />for the subject property.
