BENNETT <br />Seattle, Washington 98109 Plnnnfng W"Clor <br />Dear Mr. Tassin: <br />Summarizing our conversation last week, the following comments <br />are made regarding the building now known as the Castle Tavern. <br />The Riverside area shows signs of becoming the one district in <br />Everett which can be revitalized in such a manner as to provide <br />a pleasant shopping or recreational experience for citizens while <br />preserving some of the City's historical and cultural heritage. <br />As you may know, the building Lying on the north side of Hewitt <br />between Pine and Maple Streets is currently undergoing renovation <br />to near its original condition. Remodeling and conversion of <br />your building will equally complement historic preservation <br />efforts in this area. <br />As Joe Kozlovski has also no doubt told you, the City is pursuing <br />plans to enhance its public streets and sidewalks through land- <br />scaping and other improvements. <br />The one potential problem with your plans might be parking which <br />by Ordinance must be provided at the rate of 40 spaces plus one <br />for each 50 square feet in excess of 4000 square feet. If the <br />floor area of the building is less than 4000 square feet, we <br />require one space per 100 square feet. As I told you, this re- <br />quirement can be reduced through the issuance of a variance, <br />provided the Board of Adjustment finds that a hardship is <br />involved and the surrounding area will not be seriously affected. <br />I can of course provide no guarantees of the Board's decision, <br />however, you might take note of the fact that the Board did <br />unanimously approve a parking reduction for the building mentioned <br />previously in this letter. They seemed sympathetic toward the <br />renovation concept. <br />
