The site is developed <br />with rivo single-family residences. According to Snohomish County Assessors Records <br />it appears that the strudures were conshuded prior to December 1, 1956. <br />The primary residence, addressed 1817 Highland Avenue, fails to meet the required <br />twenty foot (20') front yard setbadc from the westem property line, as well as the <br />required five-foot (5') interior side setbadc from the northem property Iine. <br />The secondary residence, addressed 1819 Highland Avenue, fails to meet the required <br />twenty foot rear yard setback from the eastem property tine, as well as the required five- <br />foot (5') interior side setback from the southem property line. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non-confortning and meet the City of Everett Zoning Code in effect <br />at the Gme of construdion. This certiflcation is subject to revocation if it is found that the <br />information upon which this decision was based is erroneous. The applicant is sUil <br />responsible for detertnining whether there are any additlonal City, State, or Federal <br />permit requirements for any proposed building construcUon or reAodel on site. <br />2003 <br />This is an administrative decision that may be appealed to the City's Land Use Hearing <br />Examiner.
