INFORMATION FOR DEVELOPER: <br />The following infortnation is provided for the developer's benefit. These are not SEPA <br />conditions but are associated with other laws or requirements. All requirements are preliminary <br />in nature, and are based upon the preliminary site plan and the ordinances in effect at time of <br />submittal for SEPA review. The proposal must comply with all ordioances io effect at the <br />time a complete building permit application is tiled, iocluding those not specitically set <br />forth herein. Contact the Planning Departmeut for information regarding appeals processes for <br />the requirements listed in this document. <br />Permits are required fiom the Fire Department for removal and installation of <br />underground fuel tanks. <br />2. Attached are the Conditions for Tank Removal and Conditions for Underground Tank <br />Instaliation for the Ciry of Everett. The project shall be in compliance with these <br />conditions. <br />3. Access is okay as sho�vn on thc site plan reviewed. <br />4. A Public Works Pemiit will be required for this work. City streets and alleys are to be <br />kept clear of dirt and debris during construclion. <br />5. Thc tanks must be installed in accordance with Ciry of Everett storm-water source control <br />standards. <br />G. An clectrical and mechanical pemiit may bc required for this work. <br />Placemert and screcning o(any existing refuse disposal areas must be provided per <br />Evcretl Zoning Codc g 39.080 as follows: <br />A) Garbagc receptacics, dumpsters, and recycles bins shall be placed on the subject <br />property and adjacent to thc alley. <br />B) All garbage dumpsters and recycle bins must be scrcened from view from the <br />street Gom adjacent propertics. This screening may be done using dense <br />vegetation or by placing the dumpster or recyde bin in a structural enclosure. <br />S. Pcr E��crett Zoning Code Chapter 35, a landscape strip is required as follows: <br />A) The lot line contiguous ���ith Highland Avenue shall be landscaped with a 10 foot <br />widc minimum landscapc strip planted with Typc III landscaping. <br />B) The side interior lot line shall bc landscaped with a 5 foot wide minimum <br />landscapc strip planted with Typc Ill landscaping <br />
