INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions but are associated with other la�vs or requirements. All requirements are preliminary <br />in nature, and are based upon the preliminary site plan and the ordinances in effect at time of <br />submittal for SEPA review. The proposal must comply with all ordinances io effect at the <br />time a complete building permit application is filed, including those not specifically� set <br />fort6 herein. Contact the Planning Deparimcnt for infortnation regarding appeals processes for <br />the requirements listed in this document. <br />Pemiits are required from the Fire Department for removal and installation of <br />underground fuel tanks. <br />Attached are the Conditions for Tank Removal and Conditions for Underground Tank <br />Installation for the City of Everett. The project shall be in compliance �vith these <br />conditions. <br />Access is okay as sho�vn on the sitc plan revietved. <br />4. A Public Works Pemiit will be required for this �vork. City streets and alleys are to be <br />kept clear of dirt anJ debris during constroction. <br />The tanks must bc installed in accordanee with Ciry of Everett stomi-���ater source control <br />standards. <br />G. An electrical and mechanical pemiit may be requircd for this worh. <br />Placcment and screening of any existing refuse disposal azeas must be provided per <br />rvcrett Zoning Codc § 39.080 as follows: <br />A) Garbagc reccptacics, dumpstcrs, and recydcs bins shall bc placcd on thc subject <br />property and adjacent to the alley. <br />B) All garbage dumpsters and recycle bins must be screened from view from the <br />street from adjacent propertics. This screening may be done using dense <br />vegctation or by placing thc dumpster or recycle bin in a structural enclosure. <br />Per E��crett Zoning Code Chapter 35, a landscape strip is required as follows: <br />A) The lot line contiguous with Highland Avenue shall be landscaped with a 10 foot <br />widc minimum landscapc strip planted with Typc 1[I landscaping. <br />B) Thc sidc intcrior lot linc shall bc landscaped �vith a 5 foot �vidc minimum <br />landscape strip planted ���ith T���e III landscaping <br />
