WASHINGTOY <br />garage at eezo, <br />The site plan ahowa that the p�:oposed, detached garage is 864 <br />square feet in size. A 145 aquare foot storage ahed already <br />exists on the site. The totr�l lot coverage by the accessory <br />structures would be 1,009 square feet. Chapter 19.16.040 of <br />the zoning code limits maximum lot coverage by an accessory <br />structure to "...lOX of the lot area or 1000 square feet <br />whichever is less." Thus the garage's square footage must be <br />cut down by 9 aquare feet in size to come in•to compliance <br />with the code. <br />The site plan also shows that the combined total of the two <br />driveways is 24 feet which exceeds the allowable driveway <br />width of 20 feet. Chapter 19.14.040 atates that "drivewaya <br />and vehicle parking areas in the required £ront yard setback <br />area shall be limited to a total width of 20 feet". The <br />required front yard area is 20 feet in depth from Highland <br />Drive. <br />Before the buildinq permit application can be approved, a <br />revised site plan muat be submitted that ia in compliance <br />with the zoning code.
