The sunroom would be ten (10) <br />feet from the rear property line inetead <br />of the requirel twenty (20) feet. The lot is 110' X 145" by 66 X 149. The property is zoned <br />R-1. The existing deck is 10' from the rear property line. The <br />applicant wants to enclose that deck. <br />Conclusion: The variance would be nc rreater than what has exie[ed in <br />the past. <br />Tha[ such variance ie necessary for the preservation and enjoyment nf a <br />substantial property right of the appallant possesaed by the owners of <br />ocher properties in the same vicinity or zone. <br />Fin�ing: The applicants property is located in the R-i zone. The <br />house sets 20' f.rom the rear property line. <br />Conclusion: By allowing this variance thP applicant could take <br />advantage of aoulhern exposure. <br />That tlie authoxization of such va:iance will not be materially <br />detrinental. to the public welfaze oc injuriou:� to property in the <br />vicin:.ty or zone in which the property ils lo;ated. <br />-1- <br />
