That there have been ezceptional or extraordinary circumstancea or <br />conditions applying to tho aubject property or as to the intended uae <br />thereof tt� t do not apply generally to other properties in the same <br />vicinity or zone. <br />a. FindinB: The applira nt owna a parcel of property at 250 Highland <br />Avenue. The lot is 110' X 145� by 66� R 149�. The property is <br />zoned A-1. The existing deck is 10' from the rear pro�,erty <br />line. The applicant aanta to enclose that deck. <br />b. Conclusion: The variance would be no greater thsn what tne; <br />exiatFd in the paet. <br />2. Finding: The apglicants property ie located in the R-1 zone. <br />The house set3 e�' from tha rear property line. <br />b. Conclusion: By allocring tnis variance the applicant could take <br />advantage of southern exposure. <br />3.
