1
May 14, 1931
Jerry Kwas
5731 - 153 Pl. S.W.
Edmonds, WA 99020
Subject: Right of Way Permit 31/99
5631 Highway Place
Initial Plan Review
Dear Mr. Kwas:
everett
A
Your plans received May 8, 1981, have been reviewed and commented on. Please
make the following revisions and resubmit for final approval:
1. Standard Votes - Indicate standard notes, per the developer's guide,
for utility systems, i.e. water, storm and sanitary sewers.
2. Parking - Configuration and dimensions shown do not indicate a
workable situation.
a. Stalls scale to 17' and roadway to 271, indicate design criteria
which validates these dimensions.
?. Storm Drainage Calculations - Revise the calculations based on
the information provided and resubmit in standard form.
Add ao: itional notes as shown on plan.
4. Storm D. ain - Existing 8" storm shall be replaced with city standard
12" concrete tile. Connect to existing the south of south nroperty
line. Terminate 12" at catch basin on north line.
5. Driveway - Start slope on easterly edge of sidewalk. Control flow
of drainage crossing sidewalk.
6. Parking - The westerly parking lot may have piggy back stalls. Parking
requirements for 17 units 1. 5 cars/unit are 24.5 cars. Presently,
you have 23 available, which is one short. We have concerns on the
usability of the 20 ft. roadway for a turning radius for the vehicles
existing the under building, parking. We would like to see information
substantiating this as being a workable pattern.
The two foot buffer on the North property line shall incorporate
design to assure that it will withstand encroachment by vehicles.
_y
