construction erosion control, and all required improvements in the <br />public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted before the <br />Occupancy Permit is issued. <br />2. City streets are to be kept clear of dirt and debris at all times <br />during construction. Dust suppression and street cleaning must occur <br />as directed by the Public Works Inspector. <br />3. Performance guarantees are required for street and landscaping. <br />4. A one-year guarantee is required on the public street and landscaping <br />for an amount not less than 10% of the cost of construction and shall <br />run for one year from the date of issuance of the first Occupancy <br />Permit for the project. <br />5. A two-year guarantee is required for private retention/detention or <br />other drainage treatment/abatement facilities serving areas larger than <br />one acre. <br />6. Any on -site water main will be staked within an easement to the City. <br />The easement will be submitted to the City prior to issuance of permits. <br />7. Building entrances by General Telephone Company must be coordinated at <br />least 60 days in advance. Contact Bob Kelly at General Telephone, <br />339-2060. <br />8. A latecomer's agreement for the 8-inch water main in Highway Place must <br />be paid before any permits are issued. <br />The lead agency for this proposal has determined that it does not have a <br />probable significant adverse impact on the environment. An Environmental <br />Impact Statement is not required under BCW 43.21C.030(2)(c). This <br />determination assumes compliance with state law and City ordinances related to <br />general environmental protection including but not limited to right-of-way <br />improvement requirements, drainage, etc. This decision was made after review <br />of a completed environmental checklist and other information on file with the <br />lead agency. This information is available to the public on request. This <br />Determination of Non -Significance is specifically conditioned on compliance <br />with the conditions attached hereto which are incorporated by reference as if <br />fully set forth herein. <br />A 15-day comment period for this proposal ended on March 5, 1966. <br />-3- <br />
