I�ndscaping must be provided per Sxtion 3S of the Zonin� Code. At a minimum <br />this must include the following: <br />a, A landscape strip a minimum of 10 fat wide must be provided in the front <br />yard setback ama long the Highway Place svat frontage. This area sha11 be <br />planted with Type III landscaping. All excess public right-of-way must also <br />be planted W Type III standards. <br />b. A landscape strip a minimum of five (� fat wide must be provided aloeC <br />the north and south intaior lot lines. This area shall be planoed with Type <br />III landscaping. <br />c. Prior to issuana of any pamits, landscaping plans must be reviewed and <br />approved by the Planning Departe►ent Pa Secdon 35.100 of the Zonine <br />Code. The landscaping plan must show location and dimensions of <br />rockeries and retaining walls, and gcading at 2-foot intervals. Irrigadon <br />systems must be providcd in all landscapcd areas pa Section 35.130 of the <br />Zoning Code. A 2-year maintenance assurancx devia must be provided for <br />the landscaping per Section 35.130B of the Zoning Code. <br />22. A minimum of 3,000 square fat of open space is rcquired on the site per Section <br />15.040 of the Zoning Cade. The minimum dimension of each open spacx area is 30 <br />fat for developments containing 20 or more units. <br />NOTE: The applicant is proposing to reduce the minimum dimension of each open <br />space area to 20 fat and increase the minimum required amount of open spaa• <br />23. Un-site recreadon facilides must be pmvide� per Sxtion 15.505 of the Zoning <br />Code. Prior to the issuance of Building Penniu, the Planning Department must <br />approve a plan for on-site rccreadon facilities. As part of the building permit <br />application, the applicant must submit a recreadon plan including standards and <br />specifications for rxreation arps and equipment, including pictures of pmposed <br />cquipment. ff sufficient informadon is not known at the dme of submittal for <br />building permits, minimum specificadons or examples must be pmvided. <br />�8� <br />
