0 <br />June I5, 1964 <br />The regular -monthly meeting of the Board of Adjustment was held at 7:30 P. M. <br />on June 159 1964. Mr. Reinertsen presided, Mrs. Waller, Mr. Anderson, and <br />Assistant City Attorney William Ingram attending. <br />HEARING held on application of James M. Burke, 2621 Hillside Lane, for a <br />variance to permit a division of the South 147 ft. of Lot 5, Block 1, Seaview <br />Heights Addition, approximately ISO 000 sq. ft. in area, into two building sites, <br />one to contain 10, 500 sq. ft. and the second to contain 7500 sq. ft. <br />A motion was made, seconded, and carried that this request be granted inasmuch <br />as other homes in the neighborhood have less than the required 128 500 sq. ft. lot <br />area; and since, because of the slope of the terrain, any home built will not inter• <br />fere with other homes in the vicinity. A stipulation was made that any house <br />built on these two sites is to be one-story plus daylight basement. <br />HEARING held on the application of James C. Martin for a variance to allow a <br />cafe and catering service in a present R-2 Zone at 2231 Walnut. The building in <br />which this operation was to take place had been empty for 3 to 4 years. Legal <br />description of the property is as follows: <br />Beginning at a point where the East line of Walnut St. intersects the North <br />line of 23rd St. ; thence Easterly along the North line of 23rd St. for 120 ft. <br />to the alley; thence Northerly along the West line of said alley for 45 ft. ; <br />thence Westerly for 120 ft. to the East line of Walnut St. ; thence Southerly <br />on the East line of Walnut St. to the point of beginning; being a part of the <br />SE 1/4 of the NE 1/4 of Sec. 20, T 29 N. R 5 E. W. M. , County of Snohomish. <br />The Planning Engineer showed pictures and floor plan submitted as evidence by <br />Mr. Martin; it was noted that there was insufficient parking space planned. Tw <br />residents of the neighborhood spoke against the granting of this variance, one <br />noting that he had been a resident of the neighborhood for 40 years and the build <br />in question has been vacant over half the time. Mr. Martin stated that the buib <br />was only suitable for a cafe, and would be beneficial to the neighborhood and a <br />nearby ballfield. <br />It was moved, seconded, and carried that, since in the opinion of the Board this <br />use would create a hazard to the nearby school and playfield; and.inasmuch as <br />the building had been vacant longer than allowed by the zoning ordinance, this <br />petition therefore be denied. <br />HEARING held on the application of TWIT Construction Company, 5717 Cady <br />Road, for permission to remove gravel and reshape terrain for land developmei <br />on property at Pigeon Greek Valley, west of Fleming (south side) and at end of <br />Cady Road (legal description as follows:) <br />Pared t'A", Lots 50 and 51, Fairview Heights, according to the plat thereof <br />recorded in Volume 11 of plats on page 56, records of Snohomish County, <br />Washington, LESS the following described portion of said Lot 50: <br />
