The Planning Director, using Revfew Process I, is authorized <br /> to "...approve, dfsapprove or approve with condidons the use proposed by the appiicanY <br /> � (Subsection 42.100:6). <br /> The property is zoned R-2, Single Family Oetached Medium Density. ,A 1,900 square foot <br /> duplex is proposed to be located on a bt approxfmatety 10,080 square feet In area. The <br /> eastern twathirds of the property has environmentally sensiUve features. A weGand is <br /> located at the base of a 42% slope. This leaves a buildable footp�int of approximately 17 <br /> feet deep by 50 feat wlde. <br /> Section 37.050.B states tRat nothing .in the ESA ordinance is intended to predude <br /> reasonable economic use of property as set forth herein. If the requirement of this <br /> ordinance as applied to a speciflc lot would deny all reasonable economic use of the lot, <br /> development will be permitted if the applicant demonstrates all of the following to the <br /> satisfaction of the Planning Director. <br /> 1. There Is no other reasonable use. or feasible altemative to the proposed <br /> development wfth less impact on the environmentally sensitive area; and <br /> 2. The proposed devetopment does not pose a threat to the public health, safety and <br /> welfare on or off of the subJect lot; and <br /> 3. Any alterations permitted to the requirements of this Ordinance shall be the <br /> minimum necessary to allow for reasonabie use of the property; and <br />
