Say <br /> Cory Fraser <br /> This memo addresses the requirements for the renovation at 1519 Grand Avenue in Everett, WA. The <br /> work consists of converting the attic space i�to habitabie living space consisting of a bedroom(s) and a <br /> bathroom. <br /> -The second floor joists are LVL 1314 x 7-1/4's at 16" O.C. spanning north/south, and are <br /> supported at the exterior walls and center wall running easUwest. Refer to detail 1 for the framing <br /> requirements for the upper floor. <br /> -All exlerior headers are 4x6 minimum with a maximum span oi 3'-6". Provide (2) bearing studs <br /> at each end of all neH� headers. <br /> -As we understand ihe roof framing will remain unchanged. AII roof supports shall remain after <br /> the renovation is complete. <br /> -The maximum span for the existing 6x8 beam, supporting the main floor and new center bearing <br /> wall for the upper floor, is 7'-0". New 6x6 posts bearing on new footings are required so that the <br /> 7'-0" span is not exceeded as necessary. As a result(2) new posts/footings are required below <br /> the beam to the west of the chimney in the basement. One post needs to be located just west of <br /> the chimney and the other approximately 4'-0"from the interior masonry bearing wall (iocate on <br /> the west side of the duct work that passes below the 6x8). A new post and footing is required <br /> centered below the beam spanning 8'-0" in the crawl space. Furthermore new posts and footings <br /> are required on either side of the existing posts at each end of the 8'-0" span. All new footings <br /> shall be 2'-0" x 2'-0" x 10"with (3)#4's each ws�, except below the post that splits the beam in <br /> the basement. This footing shall be 2'-6"x 2'-5"x 10"with (4)#4's each way. Please refer to <br /> detail 2 for the posUfooting requirements.
