Introduction
Thisepon contains the cesults of the geaechnical investigation perfomrod by
David Evans and Associates, Inc.(DEA)at the site of the proposed Port Gaidner
Condominiums in Everett,Washington(Fi6un 1). The evaluation was perfomxd
in accordar,ce with the scope of work authorized in August 1998,which included
an evaluation of the site utilizing an auger advanced limited access drill for the
placement of two 4>orings up to a depth of 25 feet. Locations for the borings were
based upon rcview of the pceliminary development plan provided by the client.
Pisrn I: V¢iiry Map
1 During the investigazion, unsuitable soils were
encountercd to a depth of eig6t feet at the
$ northwest comer of the site at the top of a
1 slope. The soils appear to be fill placed some
+ time ago. 'Itrc southem portion of the
2 rt however, did not contain the same
P Y.
u unsuitable soils. 'ihe soils in this area include
SITE g medium denu to dense sands with an
$ « underlying silt layer at a depth of 16 feet.
r j
ig 5T The foundation may be placed upon the dense
, q 1 to very denu soils found at the proposed
  foundation level. However, it is
R $ recommended that the westem portion of the
\ building utiliu drilled piers to support the
foundation due to the proximity of the slope.
Pr%ct Descrlptlon
The proposed building plan includes a single structure which extends the
entire length of eight residential lots along the west side of Grand Avenue. It
is our understanding that the structurc will contain one Floor of below street
; level parking, which will daylight to the west, and two floors of residential
construction above street level. The gazage will be accessed via a driveway
down the slope along the north side of the project. The east side of the
building will be cut into the slope and will daylight to the west. The finished
elevation of the (irst floor will be near street level. 'llie westem portion of the
structute will extend roward the top of the slope.
Site Descrfption
The site of the proposed Port Gardner Condominiums is located from 1918 to
1928 Grand Avenue. The site is divided into seven lots which are 25 feet wide
and approxinately 145 feet long. There are cutrently two residences and a duplex
located on the site.

Port 3aroner ConOominivms•Geotechnical Report PeDe 1
