These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and az•e based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for 3EPA review. The proposAl <br /> must comply with all ordinances in cffect at che time a complete building permii applicstion is tiled, <br /> including t6ose not specifically set fort6 herein. (Exception: For vesting under the Zoning Code,please <br /> refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing site <br /> parking layout, la�dscaping, utilities, stomi drainage,temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Depaztment approval of these � <br /> drawings is required prior to any pe�mits being issued. All improvements shall be completed, <br /> approved and warranted before the final approval is granted. <br /> 2. Lack of comment on the plans submitted with the application doe�not constitute approval of these <br /> plans. <br /> 3. This project must comply with the current City of Everett Buiiding Code and Sprinkler Ordinance. <br /> s <br /> 4. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. 1'hese charges aze based on projected water usage and can be <br /> substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br /> charges prior to building permit application. Tl�e actual chazges shall be computed by the Public <br /> Works Department per the ordinance in effect at the time and according to the information on the <br /> approved plans at the time of building permit issuance. <br /> 5. The driveways on Grand Avenue must be removed and replaced with curb, gutter and side�valk per ! <br /> City standards. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust � <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. i <br /> 7. A one-year warranty is required on the public improvcment for an amount not less than 10%of the I <br /> cost of construction and shall run for one year from the date of final approval. <br /> 8. As-builts of storm sewer, sanitary sewer, and watcr systems will be required ro be submitted per City <br /> Design and Consiruction Standazds and Specifications for Development. <br /> 9. Any broken or damaged sidewalk shall bc repaired/replaced per the City Public Works Inspector. <br /> 10. Drive�vay curb cuts shown on ihe preliminary plan do not meet City standards. The civil engineering <br /> plan must sho�v them correcdy. <br /> �� <br />
