The topography of the land creates a hardship on my property not experienced <br /> by most other property owners on their properry in the same building zooe. <br /> 3. The varianrn requested will not be detrimental to the public weltare or injurious <br /> to the properties or improvements in the vicinity because: <br /> a. I am requesting setbatk changes !or my proposed new construction, noc <br /> unlike existing :�tback; tor many ezisting buildings in the area. <br /> b. I am improving the area by removing wme unsightly existing structures, <br /> building less than the permitted density tor the area, and am removing the <br /> necessity tor building occvpant street parking in tront nt my proposed units <br /> (some ot the units there now do not have ott-street parking). <br /> Please Note: The "0" setback request (or north and wuth property lines <br /> is �nIY for lot lines "internal" to thc project. <br /> � 4. II this variance is not granted, the unnecessary hardship created by the lund <br /> topography will rnntinue. <br /> 5.
