This <br /> pro�ect consists of the construction of a 12 unit luxury <br /> condominium building along Grand Avenue in the North end <br /> of Everett. <br /> The legal description of the sub�ect property is : Lots 'I <br /> 38 through 44 , Block 372, Plat of Everett Division G � <br /> together with a 10 foot access and ut:ility easem0nt over � <br /> the South 10 feet of Lot 37 . � ' <br /> t <br /> �Presently, two vacant single family houses occupy the site i <br /> and are addressed 2002 and 2008 Grand Avenue. Removal � <br /> of these two structures will occur prior to commencing � <br /> aite work on the proposed building. � <br /> All basic utilities are currently availahle to the site : � <br /> Nater, s��wer, storm drainage, electrical power, and can � <br /> aervice the propoaed building via extension. <br /> Direct access to the site is provided by Grand Avenue, a <br /> k fully improved City atreet , arand Avenue also connects � <br /> to other ma�or. City arterials. � <br /> It ahou].d be noted that Anderson/Matthews have filed � <br /> a petition for undergrounding of the existing overhead <br /> poxer lines on the Weat side of arand Avenue from <br /> � 19th Street up to and including the sub�ect property. <br /> � Thia petition is currently beinR processed by the City <br /> � of Everett. <br /> Furthermore, it ia the intention of the developers to <br /> � improve the appearance of the property on the West side <br /> of Urand Avenue from the end of 19th Street to trie <br /> proposed building by the use of landscaping and tree <br /> � plantings . A right-of-way use permit application will be <br /> filed during the building permit review to further detail <br /> ` this particular aspect of the proJect . <br /> �. Location of Pro osal.
