On 10/ 25/2011 in response to tenant concerns we performed an inspection at this address. We observed 12 <br />separate �boarding rooms) that were being used as tenant spaces. Several of these rooms have been created <br />without permits and approvals. Records show the property should be a single family dwelling with 4 bedrooms <br />and 2 baths. Some of these rooms lack the minimum size requirements as stated in the IPMC section (404.4) <br />and R304.2. <br />2. The building lacks a common room (120 Sq Ft) as required by the IRC section (R304.1�. <br />3. Smoke alarms where they were present were not operational. IPMC section (704.2) and IRC section (R3143) <br />4. Plumbing leaks including wastewater were observed in the structure. IPMC section (50�..1-504.3) <br />5. Some tenant rooms lack required egress openings. (702.4) and IRC section (R310.1) <br />6. Kitchens have been added without required permits and approvals and at least one bathroom. IPMC section <br />(108.1.5) and IRC section (R105.1.) <br />7. 7he building electrical system has been altered without permit. We observed open connections and exposed <br />wires that were not installed correctly. Time dated wiring confirms this. (IPMC and NEC violations.) <br />8. We posted the property as an U»lawful Structure on 10/26/2011. <br />9. The owner applied for and obtained permits to make corre�tions and tu pursue compliance. These permits were <br />issued February 2nd 2012. To date no inspections have been requested nor performed under these <br />permits. <br />10. I have observed individuals currently coming and going, apparently living at the property. I have also observed <br />individuals using the garage in a manner consistent with living there. <br />In dosing the property is currently in violation of several codes and has been posted Unlawful. The property owner <br />has failed tc respond to the life safery concems in a timely manner. There(ore the property should be considered <br />Dangerous to occupy and condemned accordingly. <br />Regards. <br />Ted Hudden <br />
