INFORMATION FOR DEVELOPER: <br />1. Detailed drawinqs in accordance with City Design and Construction <br />Standards shall be submitted to the Public Works Department <br />showinq site parkir.q layout, landscapinq, utilities, storm drain- <br />aqe, temporary co�struction ero3ion control, and all required <br />improvements in the public riqht-of-way. Public Works <br />Depaztment approval of these drawinqs is required prior to any <br />permits beinq iesued. All improvements shall be completed, <br />approved, and warranted before the Occupancy Permit is issued. <br />2. City streets and alleys are to be kept clear of dirt and debris <br />at all times durinq construction. Dust suppression and street <br />cleaninq must occur as directed by the Public Works inspector. <br />3. Performance quarantees are required for the alley and sidewalk <br />improvements. <br />4. Permits must be obtained for all fill removed from the sita and <br />placed within the City limits. It takes ebOut 35 �3y6 (a SEPA <br />review) to obtain permits for any specific site. <br />5. A one-year quarantee is required on the public street, utility <br />and site landscnpinq for an amount not less thnn l0$ of the cost <br />of constrnction and shall run for one year from the date of <br />iseuance of the fizst occupancy Permit for the project. <br />6. The Buildinq Department has tha followinq comments: <br />a. Type V- 1 Hour construction is required. <br />b. Two exits are required f:om all livinq floors. <br />c. Fire alarm system is required. <br />d. Occupancy sepnration ie required between parkinq level and <br />livinq levels. <br />7. The Police Department has the fcllowfnq security recommendationa: <br />a. If there is a common entrance to the buildinq, it should be <br />kept locked, with an intercom and electronic access for <br />acceptnble visitors. <br />b. It ie best to have an interior hallway to the access doors of <br />apartmants and a security door to each apartment entrance <br />wittt e magnetic lock and 2-way intercom. <br />c. Ground floor slidinq qlase doors should have Charlie Bars <br />installed for optimum security. <br />d. The perimeter doors should be solid core with 190 deqree to <br />220 degree wide anqle viewers and sinqle cylinder deedbolts <br />with 1" thro� and at least 3" screws securing striker <br />pinte. <br />[.7 <br />
