Howard Ozmun by the undezsigned on tha 3oth day of <br />May, 19s9. in particular, the followinq are thQ speciiic adverse <br />impact that the proposal presents to the neiqhborhood, whieh <br />advarse impacts hav� not bQan mitigated by the DNS. <br />Dansitv. The proposed developmont calls for tha construction <br />of 28 units on 12,000 square Peet of proparty. This would raeult <br />in an ef2active yield of tha property of 101.64 units per acre. The <br />eurrent zoning for the property vould allow 25 - 5o daelling units <br />p�r acrQ. Therefore, this proposal exeeeds the maximum yield <br />allowad by tha City ordinance moze thari tvo fold. Althouqh the mere <br />density of the proposal has certain downstream advarse impacts, <br />which will be more fully addresgefl harain, the density oi the <br />proposal presents a siqnificant adverse impact, which impact is not <br />mitigated by the conditions of the DNS. <br />The appallants submit triat there are no conditione which could <br />be imposed upon the proposal which could mitiqate the adverse <br />impacts that the density wili hava on the neighborhood. The shaer <br />number of persons who would raside in the proposed structure would <br />imposa a siqnificant and neqative impaet on the entize <br />neighborhood. Density requirem�nt im�+osed by local ordinences, in <br />addition to being desiqned to prevent overloading the strain on <br />existing neighborhood services, are lurther designed to limit the <br />number ot persons who would zeside in a given area. The apgeliants <br />submit that the number of persons who would reside in the proposed <br />structure would pose ssrious overcrowding to the neighborhood, <br />which impact is not mitiqated by any oi the conditions imposad upon <br />the DNS. <br />••eg�.�ve Traffic imnact.
