The three story building previously included a <br />whoiesale use on the first floor, and the upper two floors were vacant. Each floor is <br />approximately 15,000 square feet. The proposed re -use of the building would include <br />approximately 18,000 square feet of retail use and 12,000 square feet of wholesale use, <br />and an approximately 200 square foot kitchen is included on the third floor. The following <br />factors were considered prior to making a preliminary decision on this proposal: <br />1. The site is zoned C-2, Heavy Commercial -Light Industrial Zone, which would allow <br />the proposed use. <br />2. A Health Department approvai must be obtained for the kitchen area. <br />3. A parking area exists to the west of the structure. The parking area is gravelled, <br />but it full of potholes, and is encroached by Blackberry bushes and weeds. <br />4. Loading bays exist off Grand and off the alley. <br />5. The alley is substandard and is full of potholes. <br />6.
