The proposal is to construct a 1200 square foot, <br />4 car garage on a 6,000 syuare foot lot five feet from the rear and <br />side property lines. The maximum size garage allowed by code is 600 <br />square feet. The east side of the 3300 block <br />of G:and Avenue slopes down to the alley to the east. Most of <br />the houses are accessed from Grand Avenue. The property is <br />nonconforming since it does not provide the four off-street <br />parking spaces as required by code. <br />b. C��rinnienae There are exceptionnl or extrmordinary <br />circumstances regardinq the size, shape, topography, or location <br />of the subject proparty; or the location of a pre-existinq <br />improvement on the subjeat property that conPormed to the zoning <br />code in efPect when thF lmprovement was constructed. <br />That the variance will not be materially dekrimental to the property <br />in tRe area of the subject property or to the City as a whole. <br />e. Findinqa� No adverae comients have been received from the <br />public at thi6 time. The additional off-etreet parkinq will be <br />a benefit to the area. <br />b.
