C-J Associates, Inc. <br />t Project No. 9020 <br />De Sousa Residence <br />Letter No. 1 <br />Exterior Wall Over Retainina Wall: Our ca1�•ulations indicate that a 6x6 spanning the lwelve feet of <br />stairwell opening will provide the necessary lateral support for the exterior wall. <br />Conclusfons and Rscommendatbns: <br />Roof Su000rt: Using a 5-1/8" x 15' GLB to support the existing roof framing, a 6x6 column should <br />provide support at each end, and should be connected to the beam and to the column bebw with <br />seismically appropriate steel connectors. These should be ECS-1/4-6 for beam-to-column con�ectors, <br />and may be BC6's at the base of the upper column. Footlngs supporting the columns should be at least <br />1'�" x 1'-&' x 0'-10". If placed as new, these should be reinforced with (2) �M4's each direction, mid-depth <br />of the footing. The columns should be connected to the footing with a P866 or equal steel connector. <br />We also recommend installing 2x4 angled braces extending from the beam upward to each rafter at a <br />location approximately 2— 3 feet hom the ridge. In addition, we also recommend installing a metal or 2x4 <br />tle connecting each of the rafters to its counterpart on the other side of the ridge board. If steel, we <br />recommend an LSTA18 with at least (4) 10d nails at each end. If 2x4, we recommend at least (4) 12d <br />nails connecting each end of the 2x4 to the rafter. <br />The five foot opening between the kitchen and the living room should have a new 4x10 header over it, <br />supported at each end by an HUC410 hanger fully nailed to the 6x6 column. <br />Foundation Retainina Wall: Although somewhat counterintuitive, we recommend making no additional <br />alterations to the retaining wall. However we also recommend installing monitoring devices of some sort <br />every four feet along the wall which would allaw the owner ro detertnine if any deflection occurs in the <br />foreseeable future. These devices may take the furrr of a bolt, nail, or rod extending out from the wall <br />such that a mark or the head of each device all line up when initially installed. Over time, any deflection <br />should be immediately apparent, as the marks will no longer line up. This will also enable the homeowner <br />to immediately identify where the deflection is occurring. Should deflection in excess of'/:" occur, we <br />recommend co�sulting a structural engineer for the purpose of determining new lateit�f suppert for the <br />wall. <br />Exterior Wall Over Retainina Wall: Since a 6x6 will be sufficient to resist the lateral forces imposed by the <br />lower edge of the exterior wall, the existing 6x6 may be used for that purpose. IN the event there is a <br />joint in the existing 6x6 adjacert to the stairwell, we recommend adding (2) LSTA36's, fully nailed, <br />crossing the joint to provide continuity and act as the tension member of a beam. We also recommend <br />nailing the joists ta the 6x6 r• d to the floor and sole plate above with (3) 16d's top and bottom of the joist. <br />���� <br />This concludes our report.
